The Vision

 
 

The concept for Hensford Park has been inspired by a vision for a sustainable new community of up to 1,200 homes which will be delivered over a number of years.

A community is more than houses and flats, and because Hensford Park is being proposed as a single project, with a single landowner, it will also be able to deliver the facilities, services and amenities which people need, where and when they are needed.

This includes a primary school at a location chosen in liaison with Devon County Council to best serve existing residents of the town, as well as new residents of Hensford Park.

Employment space and public open space for recreation and for nature will also be provided. Like the school, these facilities and amenities will benefit the wider growing population of Dawlish as well as new residents.

 
 

Facilities and services will be integrated within the centre of the new neighbourhood to support a healthy lifestyle, whilst creating a balanced community.

Hensford Park will create an opportunity for improved biodiversity and will enhance the existing Langdon Fields County Wildlife Site. Low-carbon, energy efficient homes and facilities will be well-designed and built to high environmental standards.

The masterplan prioritises pedestrians and cyclists and promotes the use of electric cars and bikes, offering attractive links with rail and cycle routes in and out of Dawlish.

From the outset, the project team has been focused on minimising any impacts on existing residents, while maximising the benefits to them by providing easy access to the new facilities and services, carefully linking the community to its neighbours.
