Why Hensford Park?
Teignbridge District Council is in the process of updating its current Local Plan, which runs until 2033, to consider what the district might look like in the year 2040.
This means planning for where new homes and businesses might be built, and the infrastructure required to support them. At the same time, it has to consider the area’s special landscape and environments for both people and nature.
It has been calculated that Teignbridge needs to see 758 new homes built across the district each year between 2020 and 2040 – a total of 15,160. Right now, there are more than 1,000 households in Teignbridge in housing need – a ten per cent increase on the numbers in 2020.
The outline proposals you see here have been brought together by a team of experienced local professionals to consider what role a sustainable new neighbourhood could play in Dawlish and Teignbridge by 2040.
The concept masterplan looks at not just new homes, but all the elements that make up a community: a school, green open spaces for people and nature, shops, offices and other workplaces for local businesses. It also looks ahead to a low-carbon future: prioritising pedestrians and cyclists and promoting electric cars and bikes, and considering how best to link up with rail and cycle routes in and out of Dawlish.
The Hensford Park team believe that a single masterplan for the whole site, which is in single ownership, is the best way to ensure that the infrastructure and facilities needed for the new residents and wider population of Dawlish, can be delivered in the right way, in the right place, and at the right time.
The site sits close to the area called DA2 which was designated in the 2033 Local Plan as suitable for new housing, and will, in time, benefit from the construction of a new link road, Secmaton Avenue, connecting it to the Sainsbury’s roundabout.
